The average tank water heater lasts 8–12 years. For units under 8 years old, repair almost always makes more financial sense than full replacement.

Water heaters fail in a small number of recognizable ways: a failed thermocouple or gas control valve on a tank unit, a burnt-out heating element on an electric one, sediment hardened at the base of the tank, or a flow sensor or heat exchanger fault on a tankless system. Which one it is decides whether the repair is a single part or a replacement, and separating them takes measurement at the unit rather than a guess over the phone.

Common water heater problems we fix

• No hot water at all. On gas units this is usually a failed thermocouple or a pilot light that won't hold. On electric units one or both heating elements have burned out. On tankless units, we read the error code and trace it to the specific component — flow sensor, igniter, or control board.
• Water not hot enough. The thermostat is most often set too low or has failed. On electric units, a partially failed lower heating element produces warm but not hot water. We test both and replace whichever component is underperforming.
• Water heater leaking. A leak at the top usually means a failing inlet or outlet valve. A leak from the bottom often means the tank itself is corroding and replacement is the only fix. Leaks from the pressure relief valve indicate dangerous over-pressure — address immediately.
• Rumbling, popping, or banging sounds. Sediment buildup on the tank floor causes this. The sediment superheats and pops as the burner cycles. We flush the tank; if sediment buildup is severe, we give you an assessment of whether the tank has remaining life.
• Pilot light won't stay lit. Almost always a worn thermocouple that can no longer hold the gas valve open. We carry thermocouples for all major brands. The thermocouple output is confirmed by measurement rather than assumed, because a gas control valve can produce the same symptom.
• Discolored or rusty hot water. Rust-colored water from hot taps only points to the anode rod inside the tank being fully depleted. Replacing the anode rod stops the corrosion and extends tank life. If the tank itself is corroding, replacement is the better call.
